Blue Ridge Green Custom AADU

Design Goals: This attached accessory dwelling unit (AADU) was designed as part of H2D’s larger custom home project (Blue Ridge Green Custom) in Seattle’s Blue Ridge neighborhood, thoughtfully integrated into the overall vision for a high-performance, multi-unit residence overlooking Puget Sound. Incorporated within the daylight basement level of the new custom home, the AADU provides an independent living space while maintaining a cohesive architectural relationship with the primary residence. The unit was carefully planned to maximize natural light and livability within the sloped site conditions, featuring its own kitchen, living area, bedroom spaces, bathroom, laundry, and private access. Large windows and strategically placed openings help connect the interior to the surrounding landscape while bringing daylight deep into the lower level. A unique feature of the design is a ‘hidden’ interior door between the primary residence and the AADU. ‘Hidden’ within the brick wall on the interior of the primary residence, a discreet door allows the homeowners to easily transition between the two spaces when hosting extended family, friends, or guests, while still preserving the ability for the unit to function independently when desired. As with the main residence, the AADU benefits from the project’s high-performance construction approach, including advanced insulation systems, efficient mechanical design, and carefully detailed building assemblies that contribute to year-round comfort and energy efficiency. The result is a flexible and refined living space that supports extended family living, guest accommodations, or rental opportunities.

Design Challenges + Site Constraints: This project presented a complex set of regulatory, site, and design challenges that required careful coordination. The home is sited on the edge of a steep slope adjacent to a greenbelt, creating both physical and environmental constraints for the new home. H2D worked closely with the homeowners to navigate the neighborhood design review process—a rigorous series of iterations aimed at satisfying neighbors’ concerns while ensuring the home fit seamlessly within the neighborhood fabric. At the same time, the team managed a lengthy City of Seattle variance process to allow development within a steep slope critical area, carefully balancing the homeowners’ vision with strict variance criteria. These constraints required a thoughtful approach to site planning, massing, and orientation to maximize views, preserve the slope, and meet all regulatory requirements while creating a high-performance, livable home.
