Design Goals: The developer of this Duvall property engaged H2D with a vision to subdivide the existing lot into seven parcels, creating a cohesive yet distinctive residential development. The project included remodeling and expanding the existing home while designing six new single-family homes intended to be sold on the real estate market. To ensure variety and uniqueness across the development, the homes were based on three core architectural plans that were carefully adapted, mirrored, and reconfigured for each lot. Design details were thoughtfully incorporated to set each home apart, including trellises, trim work, and curated interior design touches, giving each residence a sense of individuality while maintaining visual harmony across the neighborhood. The overall aesthetic reflects a transitional Craftsman style, combining timeless architectural elements with contemporary detailing to create homes that are both marketable and contextually sensitive to the surrounding environment. This approach balances efficiency in planning and construction with a strong emphasis on design quality, creating a distinctive and attractive community for future residents.

Design Challenges + Site Constraints: This Duvall site presented a series of challenges related to lot size, layout, and regulatory requirements. The developer aimed to both maximize the number of lots and provide generously sized homes, creating a careful balance between density, livability, and market appeal. Additional constraints included strict setbacks, height limits, and stormwater management requirements, all of which influenced the placement, orientation, and massing of each home.
