Edmonds Waterfront

Location: Edmonds, WA

Design Goals: The owners purchased this two-story Edmonds waterfront home with the goal of expanding and reimagining the existing house to better suit their family and take full advantage of its exceptional Puget Sound views. Several large additions—including a new entry—expanded the home’s footprint and created more generous, functional living spaces, while a complete interior reconfiguration established an open-plan connection between the kitchen, living, and dining areas. Designed around the waterfront setting, the main living spaces were oriented to capture sweeping views of Puget Sound and maximize natural light throughout the home. A covered outdoor living area extends directly from the interior living spaces, creating a seamless connection to the outdoors and providing an inviting space for entertaining with a compact outdoor kitchen, built-in patio heaters, and ample seating. The primary suite was expanded and redesigned as a private retreat with a spacious bedroom, walk-in closet, and a generous bathroom featuring a freestanding tub. The lower level provides additional bedrooms and a bathroom, along with a large recreation room and wet bar designed for casual gathering and entertaining. Throughout the remodel and addition, the design prioritizes natural light, thoughtful connections between spaces, and a strong relationship to the landscape and sweeping views of Puget Sound.

Design Challenges + Site Constraints: One of the primary design challenges was maximizing the home’s footprint while working within the limitations of the waterfront property. Shoreline setbacks restricted where additions could be located, while proximity to the train tracks required careful attention to sound dampening, including the selection of appropriate window types and assemblies. The design team strategically balanced these constraints to create the greatest amount of usable space while keeping the project within the allowable parameters for a remodel.
