Loyal Heights Addition

Location: Loyal Heights neighborhood of Seattle, WA

Design Goals: The Loyal Heights Addition expanded the existing home to create a more open, functional living environment centered around daily life and gathering. The design introduced a larger, more usable kitchen and dining area, improving both circulation and connection between spaces. A vaulted ceiling paired with strategically placed skylights brings in natural light deep into the space, enhancing the sense of volume and openness. Extending from the main living area, a compact deck provides an inviting outdoor space for seating and grilling, strengthening the home’s connection to the outdoors and supporting year-round indoor-outdoor living. Additionally, the primary suite was reconfigured to create a dedicated bedroom, bathroom, and closet area.

Style: Contemporary Midcentury

Design Challenges + Site Constraints: The project was defined by the tight existing site with restrictive setbacks, requiring the addition to be carefully positioned within a limited buildable area. A large existing tree at the rear further constrained placement, requiring a sensitive approach that preserved the landscape while still meeting the program needs. Integrating the new spaces with the existing home presented another challenge, particularly in tying into a low roofline and limited interior ceiling heights. To address these constraints, the design relied on creative spatial solutions—strategically organizing volumes and circulation to maximize functionality, introduce moments of openness, and make the new spaces feel both efficient and expansive within a compact footprint.
