Blue Ridge Custom
Location: Blue Ridge neighborhood of Seattle, Washington
Design Goals: Remove the existing structure on the site to make way for a thoughtfully designed new custom single-family home that better utilizes the property and takes full advantage of the sweeping Puget Sound views. The new home will be approximately 5,000 sf across three levels, including a daylight basement. The main floor is designed around open concept living spaces that face the sound, creating a strong connection between the interior and the landscape beyond. A large walk-out covered patio with an outdoor kitchen provides space for year-round entertaining, while an oversized pantry, guest suite, and access to the rear yard enhance both functionality and flow.
The upper level features the primary suite and junior suites, all oriented to maintain privacy while maximizing natural light. A double-height space at the entry offers dramatic vertical connections between floors and brings in additional daylight. The lower level will house a fitness room, recreation area, mudroom, and entryway, along with an attached two-car garage. The entire home is designed to provide a seamless balance between everyday comfort, entertaining potential, and long-term livability—all tailored to the unique topography and view opportunities of the site.

Design Challenges + Site Constraints: The site had several areas of steep slope which restricted the buildable area on the lot, therefore the shape of the new house and location on the site was carefully considered to work within the restrictions. The existing driveway on the property was extremely steep and difficult to navigate. Access to the new home was a major factor in the design - the driveway was reconfigured as part of the new development to make the access not only less steep, but safer and easier to navigate. The project also encountered rigorous stormwater management restrictions, careful review with the Blue Ridge Neighborhood Architectural Committee, coordination with SDOT, and strict height limit considerations.
