Edmonds Estate

Location: Vacant lot in Talbot Park neighborhood of Edmonds, Washington

Design Goals: This vacant lot is set to be the site of a beautiful new custom home. The new two-story residence, with a basement, has been thoughtfully designed to create an open and inviting floor plan. It will feature vaulted ceilings with exposed beams, an accessory dwelling unit (ADU), and multiple outdoor living spaces, including plans for a future swimming pool.

The home will span approximately 4,500–5,000 sf and will include a large kitchen with an expansive pantry, a casual dining room, and an open living area. The design also incorporates four bedrooms, each with ensuite bathrooms and walk-in closets. Additional spaces will include an office, a craft room, and a laundry room. The lower floor will be designed with a recreation room, a kitchenette, a mechanical room with extra storage, and a bathroom. The ADU will feature a bedroom, bathroom, laundry, kitchen, pantry, and living and dining areas, providing a fully functional, independent living space.

Style: Modern Transitional

Design Challenges + Site Constraints: The most challenging aspect for this undeveloped lot was navigating the City of Edmond’s restrictive tree protection and tree removal process. The site was fully forested, which required numerous trees to be removed to make way for the new home. The process included working closely with an Arborist and the City reviewers throughout the design process to develop a plan for working with trees on the site.
