Greenlake Charmer

Location: In-city lot near Greenlake in the City of Seattle

Design Goals: The design of this new three-story home in the Greenlake neighborhood of Seattle focuses on an efficient, light-filled layout with purposeful use of space. Large windows and thoughtful room layout help to bring in natural light to all levels, creating bright and inviting interiors. Compact yet flexible, the home is designed with a variety of cozy places to sit, gather, and relax—whether in the open-plan main living area, tucked-away reading nook, or on the covered porches. The design balances traditional craftsman character with modern functionality.

Style: Modern Craftsman

Design Challenges + Site Constraints: The design for this home required thoughtful responses to several site constraints, including a compact urban lot, a sloping topography in the front yard, and limited on-site parking in this densely populated neighborhood. The building footprint was carefully considered to fit within setbacks while still allowing for functional indoor and outdoor spaces. Vertical organization across three levels made it possible to work with the grade, maximize usable area, and maintain access, light, and privacy on the small site.
