Innis Arden Transitional

Location: Innis Arden neighborhood of Shoreline, Washington

Design Goals: This single-story addition and rebuild transforms an existing residence in the Innis Arden neighborhood of Shoreline, WA, into a thoughtfully updated transitional-style home. The design blends classic architectural proportions with clean, modern lines to create a timeless and comfortable living environment that fits seamlessly into the existing character of the neighborhood. The scope of work includes a partial rebuild of the structure along with a careful reconfiguration of the existing spaces to expand the home's functionality, efficiency, and flow. The reconfigured interior spaces open to expansive views and outdoor living areas, including a new patio and pool, while large windows and sliding doors bring in natural light throughout the day. Exterior materials are selected to complement the Pacific Northwest setting with a palette of natural textures and neutral tones. Interior finishes strike a balance between traditional warmth and modern simplicity, incorporating custom millwork, streamlined cabinetry, and transitional detailing throughout. The result is a refined yet welcoming home designed for modern living, with thoughtful attention to both function and aesthetics.

Design Challenges + Site Constraints: The existing site and neighborhood architectural review process present several design challenges. With the current structure built close to the setback limits, the new addition and rebuilt portions of the home must be carefully planned to ensure compliance with both setback and lot coverage regulations. Innis Arden’s rigorous design review standards require close attention to roof heights and overall massing. As part of the approval process, story poles must be installed to illustrate the proposed changes, reviewed, and approved by the neighborhood board before construction can proceed.
