Mukilteo Modern
Location: Rare undeveloped in-city lot in the City of Mukilteo
Design Goals: The design for this new custom 2500 sf home in Mukilteo centers on maximizing views, energy efficiency, and modern aesthetics. Shed roofs and a mix of fiber cement, lap siding, and wood screening create a dynamic exterior, while a high-performance envelope ensures thermal comfort and sustainability for the interior. The upper level is organized around an open-plan living space and a west-facing primary suite to capture Puget Sound views, while the lower level designed for guests, exercise, and gear storage.
Style: Modern with a Pacific Northwest vibe
Design Challenges + Site Constraints: This project presented several design challenges, including maximizing Puget Sound views while taking into account the neighboring homes and trees as well as staying within strict height limitations imposed by local zoning. Massing, room layout, and window placement was carefully considered to maximize views and natural daylighting. Additionally, achieving high energy efficiency within these constraints demanded thoughtful envelope detailing and strategic window placement to balance performance with view orientation.
