Pine Lake Georgian

Location: Shoreline of Pine Lake in Sammamish, WA

Design Goals: The owners had a vision of creating their dream home—one that blends the timeless elegance of Georgian architecture with a slightly contemporary interior aesthetic. The existing home on the site will be demolished, with the exception of the detached garage, which will be integrated into the new design.

The main floor of the home is designed for both daily living and entertaining, featuring a spacious kitchen and great room, a formal dining room, and a formal sitting room. Additional spaces include a butler’s pantry, bar, mudroom, laundry, powder room, and guest bathroom, as well as covered outdoor living and dining areas that provide seamless indoor-outdoor connection.

The upper floor will include two dedicated home offices, three secondary bedrooms each with en suite bathrooms, and a generous primary suite. The primary suite is designed as a retreat, complete with a private library, bedroom, spa-like bathroom, walk-in closet, and direct access to an upper-level deck with lake views.

Above the existing garage, the design incorporates a private guest suite with its own exterior entrance. This suite includes a kitchenette, living area, bedroom, and bathroom—perfect for hosting extended family or long-term visitors while maintaining privacy.

Style: Georgian focused architecture with contemporary interior touches

Design Challenges + Site Constraints: The existing home, which was non-conforming to today’s zoning and code requirements, was to be demolished to make way for a new home. The layout of the new home was carefully considered to take advantage of the existing home’s footprint, which could be developed on for the new structure. The Pine Lake shoreline restrictions, limitations on impervious surfaces, and strict height limits had to be strategically analyzed for the new design.
